North Texas continues to show the same healthcare real estate pattern that has been building for years: expansion is still moving outward, closer to patients, and increasingly tied to outpatient and specialty formats.
Two recent examples stand out. In Denton, a 38,000-square-foot inpatient rehabilitation facility changed hands under a long-term lease tied to a Baylor Scott & White-affiliated partnership. In Addison, Jewish Family Service of Dallas announced plans for a 100,000-square-foot healthcare facility combining medical, behavioral health, and social services.
These are different types of users, but the signal is similar. Healthcare groups and healthcare-adjacent providers are still expanding footprints in suburban North Texas where access, convenience, and local demand can support growth.
For owners, landlords, and investors, this reinforces the value of well-located suburban healthcare assets and the continued importance of outpatient-oriented strategy in DFW.
